You’ve probably read or heard the term “mixed-used” being thrown around when talking about new development, but do you know what this construction buzzword means?

We’re here to break down the nuances so you can be better informed whenever there’s fresh development news coming to the Alamo City.

🚧 What is a mixed-use project?

Mixed-use is characterized as a pedestrian-friendly development that blends two or more residential, commercial, cultural, institutional, and/or industrial uses, according to the city. Here are the upcoming projects that best show this example:
  • Hemisfair residential proposal in Civic Park | This blends a 10-story residential tower, with a three-story retail building.
  • The latest downtown hotel tower project | 320-360 living units will blend with six retail spaces.
  • The Mira at The Pearl | Integrating 325 rental units, a parking garage, and 14,000-sqft retail space on the ground.
  • The Soto + Make Ready Market project along Broadway | Former Cavender Cadillac dealership turned brewery with food hall featuring 10 vendors as well as mixed office space.

🚧 How does mixed-use benefit the community?

We’re experiencing a multi-decade shift in urban development and as a result, our city is changing. Not as fast as Austin though.

What’s behind all this? Online shopping — that’s what Michael Klunder, a San Antonian and researcher at the Pratt Institute, points towards in his 2021 research. A shift away from brick and mortar shopping means large lots, buildings, and parking spaces in urban areas are left largely empty, and inactive.

But by reclaiming condemned and vacant patches of land, developers and city officials are able to create a 20-minute city, an urban concept in which residential, community space, and necessary establishments are within less than 20 minutes of each other.

Simply put: The goal of a mixed-use project is to have almost everything you’ll need, within walking distance.

Feel Good
  • Haven for Hope received a donation of a brand new AC for its chapel from locally owned HVAC company, BLCCS. The organization’s former unit was operating at only 50%. The donation will allow families and children that are sleeping in the chapel to stay cool during the summer.

  • This shelf is getting heavy with trophies. San Antonio ranks No. 10 on Travel + Leisure’s list of the “15 Favorite Cities in the United States of 2023.” Readers voted for Alamo City because of its historic architecture, art installations, and the innovation of its hotels + restaurants.
Travel
  • While we’re on the topic of Travel + Leisure. La Cantera Resort & Spa took second place on its “5 Favorite Resorts in Texas of 2023.” The Hyatt Regency Hill Country Resort and Spa also took fifth place on the list. Wanna enjoy these resorts this summer? We got you covered.
San Antonian
  • Local filmmaker and producer Marco Ortega won Best Documentary Short in the International category from IBDFF Canada for his film “Black is Beautiful.” The movie tells the story of Weathered Souls Brewing Co.'s owner Marcus B and his fight against injustice and push for equality.
Award
  • The San Antonio International Airport received a $2.2 million grant from the Federal Aviation Administration’s Airport Improvement Program. The funds will be used to repair Terminal A’s roof using sustainable materials. Construction is set to start later this month with a completion in March 2024.
Festival
  • Ya like jazz? The Balcones Heights Jazz Festival is back on Friday, July 28, celebrating the 75th anniversary of the city. See headliners like Marion Meadows and the San Antonio Transit at the Wonderland of the Americas starting at 7:30 p.m. General admission is free.
Finance
  • Refinance rates are skyrocketing. But home equity rates remain relatively low — which means that now is a great time to borrow against your home. Calculate your payment.*

Rosario’s ComidaMex & Bar is spicing things up with new happy hour specials. The Mexican comfort spot has been serving up delicious dishes for 30+ years and with its recently opened rooftop terrace bar, what else is there to love?

Despite the rooftop lounge only being accessible for guests over the age of 25, this local eatery is offering a new happy hour menu for its first-floor guests — sorry terrace customers, this one isn’t for you.

Here’s what we know:
  • Runs Tuesday-Thursday from 3-6 p.m.
  • $2 off select cocktails like the La Paz and the house margarita
