The current housing market presents a unique set of challenges + opportunities for first-time homebuyers. With the number of homes for sale at an all-time low, finding the right property at the right price can feel daunting.

Some investors + potential buyers have adopted a wait-and-see approach with mortgage rates hovering around 8%. So, what does that mean for folks who are still searching? Reduced competition.

However, first-time homebuyers in today’s market still face two big challenges:
  • High, inflation-driven prices
  • Record-high mortgage rates
This has resulted in higher overall payments, forcing buyers to adjust their budgets, making the search for affordable homes much more challenging. Add economic certainty into the equation, and it drives home (pun intended) the importance of building your savings to weather unforeseen circumstances that may arise even after closing on your home.

  • The San Antonio City Council approved of GrayStreet Partners’ (a local developer) two zoning change requests for its project at the corner of East Grayson St. and North Alamo St. near the Historic Pearl. Check out our breakdown of the project proposal. (SA Business Journal)

  • Congrats to local statistics teacher, Dashiell Young-Saver, for landing on Forbes’ 2024 “30 under 30" list for education. Young-Saver teaches at San Antonio’s IDEA South Flores campus and his innovative lesson plans for his students landed him on the 13th annual list. Check out the full list.
Eat
  • Earlier this week, Whataburger introduced new hot + iced coffee flavors to its menu. Now the San Antonio fast food staple has released information about another new item, Whatawings — think boneless chicken wings with a Whataburger twist. The wings come in four flavors and are available to order beginning Tuesday, Jan. 2. (SA Current)

  • The Academy Award-winning writers + directors of “Everything Everywhere All at Once” will headline at Austin’s 38th annual South by Southwest (SXSW) conference in March 2024. Daniel Kwan and Daniel Scheinert are scheduled as keynote speakers. Check out the full SXSW line up.
Coming Soon
  • McDonald’s introduced a new small-format, beverage-led concept on called CosMc’s — with an Alamo City location coming by the end of 2024. The menu items include frappes, cold brews, slushies, and various food items. Stay tuned for more details.

After announcing its record-breaking visitation year, Centro de Artes Gallery released its future of exhibition lineup through 2028 — yes, you read that right — featuring guest artists + curators. In the near and coming years, swing by this gallery in the Historic Market Square to see free and public art.

Here’s what we know about the exhibits:

2024

  • “Millennial Lotería: The LatinXperience” by Michael Alfaro & Gerardo Guillen on the gallery’s first floor will be on display between February 8, 2024 and June 30, 2024.
  • “Permanencia Voluntaria” by Froy “Efedefroy” Padilla will be on the second floor from February 8, 2024 to June 30, 2024.
  • “Rolando Briseño: A Retrospective” curated by Ruben Cordova, Ph.D. beginning in August 2024.

2025

March 2025 – August 2025
  • “Borders, Bleeds, Margins and Gutters” by Gabriel Garcia and Micah Bornstein.
  • “A Thousand Words: The Power of Pictures in Books” by Xelena Gonzalez + Kim Garza.

Last week, City Editor Nicholas and I had the pleasure of trying of the new iced + hot coffees from Whataburger, along with their new menu item the Whatawings. I was shocked by how much I enjoyed the Honeybutter Chicken Wings over the traditional Buffalo Wings — by the way, buffalo wings are my favorite.
